DESIGN PROCESS...

1. Site Analysis

Whether you are building a new project or renovating an existing one, before we begin designing, we conduct a thorough study of the site and all variables that could impact the design. We determine the sun path, wind patterns, and views to find the best sitting for the building and consider any existing conditions or requirements specific to your lot. 

2. Design Concept

From our virtual meetings/phone conversations together, we gain an understanding of your specific needs, tastes, and budget, which guides the design direction. The design process begins with a site plan and/or floor plans. Next, we begin to develop exterior elevations that allow us to create the style and character of your house/project. These drawings can be used to secure conceptual architectural review board approvals.

3. Design Development

During the Design Development phase, conceptual design decisions are worked out in further detail. A clear and coordinated plan of all aspects of the design, including Architectural, Mechanical, Plumbing, and Electrical, is worked out, providing basic drawings for the preparation of construction documents. A completed DD set will provide the exact size of the building and is used to submit for Architectural Review Board approvals if required. We carefully review the restrictions and requirements of your local Architectural Design Review Board, should you have one, and we have experience working with various design review boards around the world.

4. 3D Modeling and Rendering

Three-dimensional models and renderings help visualize what the home/project will look like, and can also help understand the potential view. These services can include massing and presentation models, colored renderings, photo-realistic computer renderings, and animation.

5. Construction Documents 

We provide Construction documents for our projects in some States of the US and some countries in the Middle East, but we highly recommend that they be prepared outside of ME Innovations by a local builder or any local drafting architecture firm the client would like to work with. This is the best way to reduce the Construction Documents time and less coordination, and therefore the construction time, as the builder is the best one who can prepare only the drawings he needs. and prepare the stamped drawings for the local permits. 

6. Consultant Administration

During the CD phase, we act as your representative by providing clarifications to our drawings or, with your approval, reviewing the Construction Documents drawings and making modifications to the design as needed, which may impact the Contractor’s work.
